The Government of Telangana’s regularisation of an approved and illegal layout rules scheme launched by the concerned authorities for the year 2022. Telangana government has issued orders so that they can update the rules of this scheme. For the new update of the scheme, the Government will be delivering seven (7) slabs in place of order number 131.  All Applicants who are willing to apply online Registration then download the official notification and read all eligibility criteria and application process carefully.

The government said landowners, private developers, firms, companies and property developers can regularise the plots in illegal layouts if at least 10% of plots are sold through registered deed on or before August 26.

The LRS scheme which was launched in the year 2015 had a very low regularisation charges amount as compared to the new changes which were done a few years ahead. Also, the same issues were noted by the several MLAs in the Assembly on Wednesday. In the assembly, Minister K.T. Rama Rao also addressed the issue and said that the regularization charges will be made similar to the ones that were in the scheme for the year 2015.

Regulation Charges in Telangana LRS Scheme 2022

The Telangana government on Thursday revised the land regularisation rates under the Telangana Regularisation of Unapproved and Illegal Layout Rules.

  • Regularisation charges for sub-registrar value of less than Rs 3,000 per square yard will be 20 per cent,
  • between Rs 3,001 and Rs 5,000 30 per cent,
  • between Rs 5,001 and Rs 10,000 40 per cent,
  • between Rs 10,001 and Rs 20,000 50 per cent,
  • between Rs 20,001 and Rs 30,000 60 per cent,
  • between Rs 30,001 and Rs 50,000 80 per cent and
  • above Rs 50,000 per square yard sub-registrar value will be 100 per cent.

Apart from these, some specifications for regularization are as follows:

  • Under any Unapproved layout, if 10% of the space is not available, then the charges will be as per the pro-rata open space charges which are 14% of the plot value. The plot Value will be as per the values on the date of registration.
  • If any agricultural land is being converted to non-agricultural land there will not be any additional Nala Fee included in the total charges for LRS regularisation.

Mandatory Provisions in Telangana LRS Scheme 2022

All who applicants applying for the new scheme must follow all the rules carefully-

  • Road width should be a minimum of nine metres.
  • In case of weaker section layouts or plots less than 100 sq metres, the road width maybe six metres.
  • In case required road width is not available, required depth for widening equal on both sides will be insisted and water bodies will be preserved in the layout.
  • The regularization measure is not applicable for plots or layouts from the application of land ceiling laws, land disputes or claims over the title, boundary disputes, etc.
  • In respect of assigned lands, prior clearance from the district collector will have to be obtained.
  • Even if only a few plot holders come forward for regularisation in an unapproved layout, the layout pattern approved by the competent authority
  • The applicant should furnish copies of the sale deed/ title deed only.
  • Agreement of sale or the general power of attorney not be considered as evidence.
  • No layout/development will be allowed in the bed of any kind of water bodies and in the full tank level (FTL) of any lake, pond, ‘Kunta’ and in ‘Shikam’ lands.
  • Water bodies and courses will be maintained as a recreational/green buffer zone, and no layout development activity other than recreational will be permitted within-
    • 30 metres from the boundary of river course/ lakes of the area of 10 hectares and above
    • 9 metres from the boundary of lakes / ‘kuntas/shikam’ lands of area less than10 hectares
    • 9 metres from the boundaries of the canal, ‘vague’, etc., and two metres from the defined boundary of the ‘Nala’ or stormwater drain.

For the Land Regularisation, the applicants will require a few documents, these are:

  • If the plot is unsold- Copy of first page (self-attested) of Registered Sale Deed/ Title Deed.
  • Copies of Sale Deed will be filed by the layout owner for at least 10% of the plots.

  • An OTP will send to your mobile

  • Finally, you have to submit some documents

    • A self-attested copy of the first page of the registered sale deed/title deed, in case of unsold plots
